A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF ROHNERT PARK, CALIFORNIA,
APPROVING ARCHITECTURAL REVIEW FOR FASCIA CHANGES
TO AN EXISTING MOTEL LOCATED AT 5040 REDWOOD DRIVE
(Good Nite Inn, Inc.)
WHEREAS, the applicant, Good Nite Inn, Inc., has submitted an application for Architectural Review
approval for the property located at 5040 Redwood Drive in accordance with the City of Rohnert Park
Municipal Code;
WHEREAS, on September 14, 2000, the Planning Commission held a public hearing at which time
nterested persons had an opportunity to testify either in support or opposition to the proposal; and,
WHEREAS, on October 10, 2000, the City Council held a public hearing at which time interested
)ersons had an opportunity to testify either in support or opposition to the proposal; and,
WHEREAS, the Planning Commission and the City Council of the City of Rohnert Park have reviewed
).nd considered the information contained in the Architectural Review application for the proposal; and
WHEREAS, the City Council of the City of Rohnert Park makes the following findings:
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ROHNERT PARK DOES
RESOLVE, DETERMINE AND ORDER AS FOLLOWS:
Section 1. That the above recitations are true and correct.
Section 2. Findings. The City Council, in approving Planning Application No. 1893: makes the
following findings, to wit;

1. That the development's general appearance is compatible with existing development and enhances the
cityscape.
The proposed remodeling would modify the existing fagade by adding a second floor arcade which would
mirror that on the building's first floor. This would continue the "Neo- Mediterranean" design of the
building and would complement the existing developments in the area, which also feature this architectural
style.
2. That the development incorporates a variation from adjacent structures in height, bulk, and area;
arrangement on the parcel; openings or breaks in the facade facing the street; and /or the line and pitch of
the roof.
The proposed remodeling would add visual interest to the building through the addition of a second -story
arcade and awnings. It would not change in terms of its relationship to adjacent structures and would
remain sufficiently varied.
3. That the development incorporates a variation in materials from directly adjacent structures.

The proposed remodeling would further the use of a "Neo- Mediterranean" style on the building. All of the
area structures are done in a similar architectural style, therefore consistency among these structures is
appropriate.
That the development will be located and oriented in such a manner so as to provide consistent
relationships and avoid the chaos which results from indiscriminate location and orientation.
The existing site plan would not be modified and would continue to function efficiently.
Section 3. Environmental Clearance. The project is categorically exempt from the California
[vironmental Quality Act, pursuant to Public Resources Code Section 15301 (Class 1 – Existing Facilities).
NOW THEREFORE BE IT RESOLVED, that the City Council does hereby approve Planning
) plication No. 1326: Architectural Review, subject to the following conditions:
Expiration of Approval – Pursuant to the City of Rohnert Park Municipal Code, the architectural approval
shall expire one year from the City Council approval date, unless an extension is requested and approved.
Conformance with Municipal Code and Other Agency Plans – All improvements shall comply with all
applicable sections of the City of Rohnert Park Municipal Code and any other applicable relevant plans of
affected agencies.
The applicant shall obtain all necessary permits and clearances from the Rohnert Park Building and Public
Safety Departments prior to commencement of the operation at this location.

a. All improvements shall be in substantial conformance with approved Exhibits, Site Plan an
Elevations, dated August 15, 2000, except as modified herein.
b. The awnings shall be maintained and replaced as necessary.
C. The proposed improvements shall match the colors, materials, and textures found in the existing
building
1. Construction Mitigation
a. The developer shall comply with construction hours pursuant to Municipal Code Section 9.44.120.
