A RESOLUTION OF THE CITY COUNCIL
OF THE CITY OF ROHNERT PARK, CALIFORNIA,
FINDING PARCEL MAP 169 FOR THE PROPERTIES GENERALLY
LOCATED WEST OF REDWOOD DRIVE, NORTH OF HINEBAUGH CREEK,
EAST OF BUSINESS PARK DRIVE AND SOUTH OF THE TWO
NORTHERLY WASTEWATER PONDS (APN 143-040-75,-93,-95,-96, AND -98) TO BE
WITHIN THE SCOPE OF THE MITIGATED NEGATIVE DECLARATION
PREPARED FOR THE COSTCO PROJECT AS WELL AS
TO BE CATEGORICALLY EXEMPT FROM CEQA PURSUANT
TO SECTION 15305 OF THE STATE CEQA GUIDELINES AND APPROVING,
AUTHORIZING AND ACCEPTING PARCEL MAP 169
WHEREAS, on July 24, 2001 the City Council approved Resolution No. 2001 -160
certifying a Mitigated Negative Declaration for a General Plan Amendment, Rezoning, Site Plan
and Architectural Review and Use Permit for the Costco Project to be located on a 14.45 acre
site located on the northerly side of the future Martin Avenue Extension and west of Redwood
Drive (APN 143- 040 -093, -095, and -098).
WHEREAS, the Parcel Map 169 involves minor lot adjustments and does not result in
the creation of any new parcels and no development is proposed at this time except as described
in the Initial Study and Mitigated Negative Declaration for the Costco Project.
WHEREAS, on August 6, 2001, the Subdivision Committee met and reviewed Parcel
Map 169 and recommended that Parcel Map 169 be forwarded to the City Council for approval.
WHEREAS, Parcel Map 169 has been processed in accordance with Section 66428 of
the Subdivision Map Act and Chapter 16.10 of the Rohnert Park Municipal Code.
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ROHNERT
PARK DOES RESOLVE, DETERMINE AND FIND AS FOLLOWS:
Section 1. That the above recitations are true and correct.
Section 2. Findings. The City Council, in approving the proposed Parcel Map, makes
the following findings, to wit:
1. Parcel Map 169 is within the scope of the Mitigated Negative Declaration
certified by Resolution No. 2001 -160 and Categorical Exemption 15305, Minor Alterations in
Land Use Limitations and that this project is adequately addressed for the purposes of the
California Environmental Quality Act.

2. The project would not result in an impact to endangered, threatened or rare
species or their habitats, including but not limited to plants, fish, insects, animals and birds.
There are no native species or plants, no unique, rare, threatened, or endangered species of
plants, no sensitive native vegetation on or adjacent to the site. Further, there is no indication
that any wildlife species exist, or that the site serves as a migration corridor. A DeMinimus
impact finding can be made for this project.
NOW, THEREFORE, BE IT FURTHER RESOLVED, that the City Council does
hereby approve, authorize, and accept Parcel Map 169 as follows:
1. Approve Parcel Map No. 169 subject to the following conditions;
a. The Mayor's signature shall not occur on the map until such time as Codding
Enterprises authorized representative signs the map.
b. A 5 -foot Public Utility Easements shall be reserved adjacent to all Public
Street Right of Ways.
C. Easements shall be reserved for all existing city infrastructures that encumber
parcels being proposed for private ownership (Parcels One & Two).
2. Authorize Mayor to sign map once conditions of approval are satisfied.
3. Accept Easements offered for dedication to Public Use.
DULY AND REGULARLY ADOPTED on this 14th day of August, 2001, by the City
Council of the City of Rohnert Park.
