A RESOLUTION OF THE PLANNING COMMISSION OF THE
CITY OF ROHNERT PARK CALIFORNIA, FINDING CONSISTENCY WITH THE
GENERAL PLAN 2O2O FOR A LOT LINE ADJUSTMENT RESULTING IN FIVE (5)
FEET OF PROPERTY FROM LANDS OF THE CITY OF ROHNERT PARK BEING
COMBINED WITH PROPERTY OF THE COTATI.ROHNERT PARK SCHOOL
DISTRICT
(PORTION OF APN 143-040-125 AND 143-040-082)
(City of Rohnert Park and Cotati-Rohnert Park School District)
\üHEREAS, the City of Rohnert Park and the Cotati-Rohnert Park School District enter
into a lot line adjustment resulting in five (5) feet of land under the ownership of the City of
Rohnert Park being transferred to property owned by the Cotati-Rohnert Park School district
(Portion of APN 143-040-125 and 143-040-082) in accordance with the City of Rohnert Park
Municipal Code;
WHEREAS, Planning Application No. PL20I3-005GP was processed in the time and
manner prescribed by State and local law;
\ryHEREAS, on February 14,2013, the Planning Commission reviewed Planning
Application No. PL2013-005GP during a public meeting at which time interested persons had an
opportunity to testifu either in support of or opposition to the project; and,
\ryHEREAS, at the February 14,2013, Planning Commission meeting, upon hearing and
considering all testimony and arguments, if any, of all persons desiring to be heard, the Planning
Commission considered all the facts relating to Planning Application No. PL20l3-005GP;
NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF
ROHNERT PARK DOES RESOLVE, DETERMINE AND ORDER AS FOLLOWS:
Section 1. That the above recitations are true and correct.
Section 2. Factors considered. The Planning Commission, in frnding that the Lot
Line Adjustment between the City of Rohnert Park and the Cotati-Rohnert Park School District
was consistent with the General Plan 2020 makes the following factors, to wit:
A. GM-H Minimize the impacts-physical, visual and fiscal-of growth and annexation on
existing homes and businesses.
The location of the existing southerly property line of the proposed apartment development and
the construction of a six (6) high masonry wall along that property line would isolate a portion of
the existing concrete patio and impact the existing chain link fence and electrical box on the
School District property to the detriment of the offices and uses on the site. Relocating the
property line between the two properties five (5) feet northerly, would mitigate the impact of the
apartment development.
Section 3. An Environmental Impact Report (EIR), SCH #2005042111, was certified for
the Stadium Area Master Plan. The EIR included the existing KRCB facilities as part of the
Stadium Area Master Plan and no further CEQA action is required for modification to the access
easements.
NO\ry THEREFORE BE IT RESOLVED, that the Planning Commission does hereby
find that relocating the north property line of the Cotati-Rohnert Park School District five (5) feet
northerly is consistent with the General Plan2020.
