A RESOLUTION OF THE PLANNING COMMISSION OF THE
CITY OF ROHNERT PARK CALIFORNIA, FINDING CONSISTENCY WITH THE
GENERAL PLAN 2O2O FOR A LOT LINE ADJUSTMENT RESULTING IN THE
TRANSFER OF AN ABANDONED CONCRETE SEWAGE DRAINAGE STRUCTURE
FROM A PORTION OF STADIUM LANDS UNDER THE CONTROL OF THE CITY
OF ROHERT PARK TO AN ADJACENT PROPERTY ALSO UNDER CITY OF
ROHNERT PARK O\ilNERSHIP CONTAINING THE CITY OF ROHNERT PARK
ANIMAL SHELTER

WHEREAS, the City of Rohnert Park is entering into a lot line adjustment resulting in
2,030 square feet of land containing a concrete sewage drainage structure under the ownership of
the City of Rohnert Park being transferred to an adjacent City property (Portion of APN 143-
040-097 and 143-040-126) in accordance with the City of Rohnert Park Municipal Code;
WHEREAS, Planning Application No. PL2013-006GP was processed in the time and
manner prescribed by State and local law;
WHEREAS, on February 14,2013, the Planning Commission reviewed Planning
Application No. PL20l3-006GP during a public meeting at which time interested persons had an
opportunity to testify either in support of or opposition to the project; and,
WHEREAS, at the February 74,2013, Planning Commission meeting, upon hearing and
considering all testimony and arguments, if any, of all persons desiring to be heard, the Planning
Commission considered all the facts relating to Planning Application No. PL2013-006GP;
NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF
ROHNERT PARK DOES RESOLVE, DETERMINE AND ORDER AS FOLLOWS:
Section 1. That the above recitations are true and correct.
Section 2. Factors considered. The Planning Commission, in finding that the Lot
Line Adjustment between two adjacent parcels owned by the City of Rohnert Park is consistent
with the General Plan2020 makes the following factors, to wit:
A. LLU-L1D As part of development of Specifi.c Plans and Planned Developments, through
síte planning and other techniques, ensure adequate transitions between íncompatíble
uses, while promoting the General plan intent of integrated development of compatíble
USES.
This area is part of the Stadium Lands Master Plan and zoned Planned Development.
The concrete sewage drainage structure would not be compatible with development of the
high density residential property under the Master Plan. The Lot Line Adjustment places
the structure on the adjacent City owned property and removes it as a burden to
development of the high density residential property.
Section 3. An Environmental Impact Report (EIR), SCH #2005042111, was certified for
the Stadium Area Master Plan. The EIR included the high density residential property where the
concrete structure is located as part of the Stadium Area Master Plan and no further CEQA
action is required for the Lot Line Adjustment.
NOW THEREFORE BE IT RESOLVED, that the Planning Commission does hereby
find that the lot line adjustment resulting in the concrete sewage drainage structure being
relocated on an adjacent City of Rohnert Park property is consistent with the General Plan2020.
