MINUTES
Thursday, December 13, 2012
The Planning Commission of the City of Rohnert Park met this date in a regular session commencing at 6:00
p.m. in the City Hall Council Chambers, 130 Avram Avenue, with Chairperson Adams presiding.
Call To Order
Chairperson Adams called the meeting of the regular session to order at
approximately 6:00 p.m. with Chairperson Adams leading the pledge.
Roll Call
Present: (5) Commissioners: Chairperson Adams, Commissioner Borba
Commissioner Armstrong, Commissioner Giudice and Commissioner Haydon
were present. .
Planning and Building Manager, Marilyn Ponton and Secretary Suzie Azevedo
were present. Assistant City Attorney, Rafael Mandelman was also present.

Acknowledgement of
Chairperson Adams acknowledged the posting of the Agenda of this meeting in
Public Noticing
three (3) public places, per the requirements of the Brown Act.
Approval of Minutes
A motion was made by Commissioner Borba, seconded by Commission Haydon
to approve the minutes of the October 30, 2012 Planning Commission meeting.
The motion passed with a 5-0 vote.
Conditional Use Permit
Planning and Building Manager, Marilyn Ponton, presented the staff report. She
stated that the applicant, Aparecido Ferreira, is requesting a conditional use
File No. PL2012-040UP
permit to operate a martial arts studio at 7271 Snyder Lane. Mr. Ferreira has
operated his martial arts studio for several years in Rohnert Park and is hoping to

now relocate to the Snyder Lane facility. Ms. Ponton reviewed the operational

details of the martial arts facility and recommended the Commission adopt
Martial Arts Studio
Resolution No. 2012-26, approving the conditional use permit.
Chairperson Adams opened the public hearing.
A brief discussion was held. Rich Henderson, representative for the applicant,
was recognized and briefly spoke to the Commission. Mr. Ferriera was also
introduced.
Chairperson Adams closed the public hearing.
A motion was made by Commissioner Borba, seconded by Commissioner
Armstrong to adopt Resolution No. 2012-26 approving Conditional Use Permit for
Gracie Barra Martial Arts Studio at 7271 Snyder Lane. The motion passed with a
5-0 vote.

Ms. Ponton provided background information regarding the Walmart Expansion
project brought previously before the Commission in 2009-10. Ms. Ponton
indicated that there was inconsistencies with the noticing of this evenings
meeting and reported that as a result Walmart representatives have requested
continuance of the item to allow interested parties ample time to review the
current application and supporting documentation.
A brief discussion was held between the Commission, Assistant City Attorney and
staff.
A motion was made by Commissioner Adams, seconded by Commissioner
Armstrong to continue the Walmart Expansion item to the January 24, 2013
Planning Commission meeting. The motion passed with a 5-0 vote.
