A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF ROHNERT PARK
APPROVING SOMO VILLAGE PHASE 1N-A FINAL MAP, AND ACCEPTING
OFFERS OF DEDICATION FOR PUBLIC RIGHT-OF-WAY, PARKLAND, PUBLIC
SANITARY SEWER EASEMENT,PUBLIC UTILITY EASEMENTS, EMERGENCY
VEHICLE ACCESS EASEMENT,PUBLIC STORM DRAIN EASEMENT, AND PUBLIC
ACCESS EASEMENT
WHEREAS, on August 10, 2010, the City Council of the City of Rohnert adopted
Resolution No 2010-101 approving the Final Environmental Impact Report for the Sonoma
Mountain Village Planned Development including a draft EIR, response to comments and
appendices (together the "2010 EIR"); and
WHEREAS, on March 9, 2021,the City Council of the City of Rohnert Park adopted
Resolution No. 2021-027 approving the SOMO Village Phase Zero Parcel Map; and
WHEREAS, on March 9, 2021,the City Council of the City of Rohnert Park adopted
Resolution No. 2021-028 approving a Supplemental Environmental Impact Report for the
SOMO Village Planned Development (2021 Supplement); and
WHEREAS, on March 23, 2021, the City Council of the City of Rohnert Park adopted
Ordinance No. 953, approving an Amended and Restated Development Agreement
("Development Agreement")between the City of Rohnert Park and SOMO Village LLC
("Developer"); and
WHEREAS, on August 24, 2021,the City Council of the City of Rohnert Park adopted
Resolution 2021-098 approving the Tentative Map for the SOMO Village Development Phase
1N-A, prepared by Civil Design Consultants and dated June 23, 2021 (the "Tentative Map"),
subject to certain conditions of approval ("Conditions of Approval"); and
WHEREAS, SOMO Village LLC ("Developer") has submitted the Final Map for Phase
1N-A for the SOMO Village Property ("Map"), consisting of 116 single-family residential lots
and one condominium lot with 32 multi-family residential airspace units for filing; and
WHEREAS,the Map has been reviewed by the City Engineer and City Surveyor and has
been determined to be technically accurate and in conformance with the California Subdivision
Map Act, the City's Municipal Code requirements set forth in Title 16 and the Tentative Map
and Conditions; and
WHEREAS,the Developer has complied with the Conditions required to be completed
prior to filing the Final Map; and
WHEREAS, pursuant to Municipal Code section 16.10.200, the Developer has
submitted (1) a certificate from the County Tax Collector stating that all taxes and assessments
due have been paid pursuant to Government Code section 66492, and (2) verification that it has
executed and filed with the Clerk of the County Board of Supervisors security for taxes and
assessments pursuant to Government Code section 66493; and
WHEREAS, the Developer has submitted all required security in connection with
approved subdivision improvement agreements; and

WHEREAS,the Developer has submitted all required certificates and submittals and
paid all required fees, the City Engineer has presented the Final Map to the City Council
pursuant to Municipal Code section 16.10.190; and
WHEREAS, the Map includes the following offers of dedication to City: Waterside
Lane, Wellness Way, Waldorf Lane, and Wakeful Way, Parcel Q (Parkland), Public Sanitary
Sewer Easement, Public Utility Easement, Public Storm Drain Easement, Emergency Vehicle
Access Easement, and Public Access Easement ("Offers of Dedication").
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Rohnert Park
that:
1. The City Council hereby finds as follows with the respect to the Tentative Map and Map:
a. The Map is determined to be consistent with the City's Municipal Code and the
Subdivision Map Act.
b. The Map is in substantial conformance with the Tentative Map and the Conditions
required to be completed prior to filing the final maps have been met.
2. The Map, namely the Final Map for SOMO Village Phase 1N-A, which is attached hereto
and incorporated by this reference as Exhibit A, is hereby approved and the City Council
accepts, subject to improvement, the Offers of Dedication.
3. The City Manager is hereby authorized to take any and all further actions to effectuate
the recordation of the Map in compliance with the Conditions.
